Terms and Conditions of Stay at The Reserve on Main

These Terms of Service (“Terms”) govern your short-term rental stay (“Guest” or “you”) at the property managed by CORE STR MANAGEMENT LLC and 722 W M MAIN QOZB LLC (collectively, the “Operator”). By booking, submitting payment, or staying at the Property located at 722 W Main St, Louisville, KY 40202, you agree to abide by these Terms.

1. Reservations & Payment

1.1 Eligibility

Guests must be 21 years or older to make a reservation.

1.2 Deposit & Payment Schedule

A 50% deposit of the total reservation cost is required at the time of booking. The remaining balance must be paid 7 days prior to check-in.

1.3 Accepted Payments

Payments must be made using a valid credit card. The Operator may decline payment at its discretion.

1.4 Taxes & Fees

All applicable state and local taxes will be applied at checkout. Cleaning fees are as follows:

  • Individual Room: $55

  • Full Floor Rental: $125

2. Cancellation Policy

2.1 Individual Room Reservations

  • Full refund if cancelled within 48 hours of booking.

  • A 50% cancellation fee applies if cancelled less than 14 days before arrival.

2.2 Full-Floor Rentals

  • Full refund if cancelled within 48 hours of booking.

  • A 50% cancellation fee applies if cancelled less than 60 days before arrival.

3. Check-In & Check-Out

3.1 Check-In

Standard check-in begins at 4:00 PM local time.

3.2 Check-Out

Check-out is required by 10:00 AM. Late check-out may result in additional fees.

4. Guest Conduct & Property Rules

4.1 Occupancy Limits

  • Individual Room: Up to 2 guests

  • Full-Floor Rental: Up to 12 guests

4.2 Noise Expectations

No formal quiet hours are enforced, but Guests must be respectful of the Property and occupants at all times.

4.3 Prohibited Activities

  • Smoking is not permitted anywhere on the Property.

  • No pets are allowed.

  • No events, gatherings, or parties without written approval from the Operator.

4.4 Alcohol Use

Alcohol consumption is permitted, including pre-arranged bourbon tasting experiences.

5. Security Deposits, Damages, & Liability

5.1 Security Deposits

For bookings through Booking.com, Expedia, or direct channels, a security deposit or damage waiver may be required based on platform policies.

5.2 Responsibility for Damages

Guests are responsible for any damage to Property structure, furnishings, or amenities. Costs for repairs or replacements may be deducted from the security deposit or charged directly to the Guest.

5.3 Liability Waiver

Guests agree to release and hold the Operator harmless from claims, injuries, losses, or damages incurred during their stay.

5.4 Lost or Stolen Property

The Operator is not responsible for lost or stolen personal items but will provide reasonable assistance when possible.

5.5 Termination of Stay

The Operator may terminate a Guest’s stay without refund for:

  • Excessive occupancy

  • Property damage

  • Unauthorized events or gatherings

  • Violations of house rules

  • Illegal or disruptive behavior

Guests must vacate the Property immediately upon termination.

6. Third-Party Services

6.1 Concierge & Additional Services

The Operator may facilitate access to third-party services such as food delivery, courier services, alcohol provisioning, or itinerary planning.

6.2 Third-Party Terms

By using such services, Guests agree to comply with the providers’ respective terms and conditions. The Operator is not responsible for the performance, service quality, or actions of third-party vendors.

7. Intellectual Property

All website content, materials, designs, branding, and graphics are the exclusive property of CORE STR MANAGEMENT LLC and are protected by applicable intellectual property laws. Unauthorized reproduction or use is prohibited.

8. Governing Law & Dispute Resolution

8.1 Governing Law

These Terms are governed by the laws of the Commonwealth of Kentucky.

8.2 Dispute Resolution

Should any dispute arise, both parties agree to engage in good-faith mediation before pursuing legal remedies.

9. Acceptance of Terms

By booking a reservation or staying at the Property, you confirm that you have read, understood, and agreed to these Terms of Service.
